Arrived for ac maintenance today. Started at furnace and checked static pressure, it’s rated for .5 max and it’s running at .5 right now. Motor amps are good. Blower wheel has some dust on it. There is a 22 degree temp split. At the condensing unit all pressures and charge look good. All electrical components are running within manufacturing specs. I rinsed coil clean. Today you renewed membership. System is running upon departure. Thanks for choosing LBA.

Upon arrival I began the furnace tune up. First, I ran a static pressure test. Your system has a max rating of .5 static pressure and your system is testing at .42 which is passing. Next, I checked the running amps on the inducer and blower motor and both were testing within manufacturer specifications. The capacitor for the blower motor is down to 3.82 out of 5mfd is at 76% which means it needs to be replaced. They can go up or down 6%, so 94% is the lowest they should go before replacement. Next, I did an inspection of the heat exchanger and found it has a crack in it that will start leaking carbon monoxide into the homes airstream. Came out here because the unit was short cycling came in jumper the unit to see what was going on inducer came on as well as HSI when the flames came present, they would last no longer than 2 to 3 seconds, and then shut off so my first thing was to clean the actual flame sensor when taken out the flame sensor. I did see that it was extremely dirty clean the flame sensor off put it back into the unit and cycled it on unit work perfectly fine cycled unit 4-5times with no issues. Thank you for choosing LBA.
Inspected sink and preformed plumbing inspection except water quality test turned over to supervisor
Completed heating maintenance and inspection. I checked heat strip and heat pump. I tested airflow, temp splits and amp draws. I fixed humidifier situation. All operations are okay as the system is running within manufacture specifications. We talked with customer about water heater. Field supervisor will be in contact with customer. System running at departure.
